I, the applicant, declare that the above information is true and correct and that I have supplied it of my own free will. I understand that you as the agent/lessor have collected this information for the purpose of determining whether I am a suitable tenant for the property – in particular to check my identification, my ability to care for the property, my character and my creditworthiness. For such purposes, I authorise you to contact the persons named in the application, and to undertake such enquiries and searches (including tenancy database searches) as you consider reasonably necessary. In doing so, I understand that information provided by me may be disclosed to, and further information obtained from, referees named in this application and other relevant third parties. I acknowledge and accept that if this application is denied, the agent is not legally obliged to provide reasons as to why. I also consent and understand that should my tenancy be accepted and upon commencement of the tenancy agreement, there may be cause for the agent/lessor to pass my details onto others which may include (but is not limited to) insurance companies, body corporate/contractors/other real estate agents, salespeople & tenancy default databases.
The TICA DEFAULT TENANCY CONTROL SYSTEM is the largest tenant database operating
throughout Australia and New Zealand. The system is totally compliant with the Australian
National Privacy Principles. By using the TICA SYSTEM, The Pad Management Pty Ltd
is in a position to enquire if a tenancy applicant has or has not previously defaulted
prior to placing them into a property and lodge information onto the database.

By using the TICA SYSTEM, The Pad Management Pty Ltd is in a position to enquire if a tenancy applicant has or has not previously defaulted prior to placing them into a property and lodge information onto the database. TICA complies with the National Privacy Principles and it is a condition of membership that all members must abide by the National Privacy Principles. If you fail to supply personal information or do not consent to a TICA check, this office can not complete the risk assessment required as a property manager and your application for tenancy can not be fully processed.
PLEASE BE ADVISED THAT RENT IS PAYABLE FROM THE LATTER DATE THIS APPLICATION IS APPROVED OR THE PROPERTY APPLIED FOR IS AVAILABLE.
I acknowledge that my personal contents insurance is not covered by the lessor insurance policy/s and understand that it is my responsibility to insure my own personal belongings.
I acknowledge that I will make no claim or neither demand nor commence litigation against the owner/lessor or his/her agent should the premises be found to be unavailable.
It is acknowledged that the applicant gives permission to thepad.com.au to carry out any necessary processing of this application. This form is an application only and is taken always subject to approval.
I declare that I am not bankrupt or an undischarged bankrupt & affirm that the above information is true & correct.
I have reviewed the lease agreement, house rules and special terms.
I understand:
This application will not be processed until I pay a holding deposit in cash equivalent to two weeks rent in advance when I sign and submit this tenancy application form. The holding deposit will be transferred to the first two weeks rent when I have entered into a lease agreement as a result of this application.
There is an option period of 48 hours from the time this application is received by The Pad Management Pty Ltd where I can withdraw this application and obtain a full refund of this holding deposit. I understand if I wish to withdraw, I will need to submit my intention to withdraw in writing to The Pad Management Pty Ltd.
The holding deposit will be refunded by The Pad Management in circumstances where the application is not successful.
The holding deposit will not be refunded if I do not withdraw the application within the 3 to 5 business days after receiving written instruction.
I DO NOT INTEND TO HAVE A PET IN OR ON THE PREMISES WITHOUT PERMISSION IN WRITING FROM THE OWNER OR THE PAD MANAGEMENT PTY LTD.
I have inspected and accept the facilities and conditions of the above mentioned room and property.
